This B listed property located in the Duddingston conservation area has been sensitively renovated by the client, upgrading services and improving the flow and usability of the entire house with minimal intervention, maintaining a character and feel that has developed over a 200-year period.

 

The main intervention saw the kitchen moved to the centre of the plan to create a spacious kitchen/dining/sitting area that opens directly onto the garden. This allows numerous small alterations throughout the rest of the plan that rationalise the layout, making the home brighter and more connected.

 

Bespoke joinery, beautiful timber and stone floors, and large sliding doors add a modern but understated calm to the existing mix of styles, with a Peden & Pringle kitchen forming the centrepiece.

 

Retaining many existing quirks and features that provide the narrative of the building, a new gym, connection to the garage, bathroom, en-suite and utility room were added in the existing plan.

 

Externally a small pavilion like verandaed extension of zinc and render connects the new central living space and garden.
