This sizeable 1990’s timber kit house offers commanding views out to the encircling Scottish Borders countryside.

 

The house, although well maintained and relatively well insulated, did not respond to these views or take advantage of the surrounding gardens. Working closely with our clients, the eventual proposal was a conscious reduction in unused floor space, rationalising the existing spaces which were dark and oppressive. 

 

This rationalisation revealed a sequence of long views through the house. These, coupled with extensive in-built storage and furniture, and several carefully considered sliding doors, allowed for a very flexible layout which could be opened fully out to the view or enclosed, as need and preference dictated. 

 

Custom furniture was beautifully executed from birch ply and hardwood, and simple mix of natural finishing materials, timber flooring and panelling, and well-considered pops of colour help to give the spaces interest without competing with the ever-changing landscape. 

 

An Air Source Heat Pump system was also installed powered largely by new Photovoltaic Panels, to provide a sustainable and efficient heat source.
